Signs that HVAC equipment is not performing at its peak efficiency are moisture stains on the furnace, disconnected or damaged supply ducts, dirty air filters and damaged or no insulation. Many of these problems are difficult to spot if you don’t know what to look for. Poor Grading
Poor grading may seem like a cosmetic issue, but it can be much more serious. When the ground slopes toward the house, rather than away from it, there is increased risk of leaks in the basement or crawlspace. That increased moisture can also lead to such issues as mold, foundation cracks, and possibly foundation movement. Many home buyers will walk away from a home that has foundation issues. Not only are they serious in nature, but are costly to repair.
